8 tips on how to professionally photograph your home in order to sell it

The following steps will improve your overall photos. Exterior • Have the lawn mowed, leaves raked, and bushes trimmed. • When in season, flowers can add a gorgeous pop of color. • Remove all vehicles from the driveway and front of the house. • Make sure all garbage cans, hoses, garden tools, etc. are put away. • Remove any “cute” yard decorations. • When necessary, shovel snow from walkways, driveways, patios, and decks. • If there is a pool, take the security gate down, uncover, and clean. • Open umbrellas on patio sets. • Ensure front door is clean, as well as any visible windows. Interior • Remove any “clutter” inside the home, and put away toys, clothing, dishes, towels, etc. • Make the beds. • The counter tops in the bathrooms and kitchen should be as clean and as empty as possible. • Make sure the kitchen sink is empty and all dishes are put away. • Hide the trash cans. • Depersonalize; hide not only photos, but also collectibles. • Replace any light bulbs that are out. • Remove any decorations or magnets that are on the fridge. • Turn ON all lights in rooms to be photographed. • Turn OFF all ceiling fans in rooms to be photographed. • Remove/Hide any pet beds, water/food bowels, toys, etc. • Make sure each room has a purpose, if it is a dining room, remove laptops, toys, and etc. • Hang fresh, fluffy bath towels in all baths. • Remove bath products from the shower and tubs. • Remove bath mats and toilet lid covers. They can be a distraction in photos. • Put down all toilet lids. • Carpets should be cleaned and vacuumed. • Turn any vertical blinds facing the same direction. • Close all closet doors. Other Important Notes • The photographer is not responsible for moving any furniture. • Working “around” object may not produce the best photos. • Secure all pets prior to the photographer arriving. • The photographer will arrive promptly at the scheduled time.
